Residents or property owners are responsible for keeping their half (1/2) of alley clean and free of trash, weeds and litter, including accidentally spilled litter.
Overhanging bushes and trees must be trimmed to allow free passage of vehicles through alley. Any accessory structure, fence, retaining wall, garage, utility building, etc., must not lean into or encroach on alley right-of-way.
Homeowners or tenants are responsible for keeping their lawns mowed, clipped mulched or cleared and the property free of litter (garbage, paper, cardboard, wood, glass, bedding, auto parts, appliances, limbs, etc.). The property must be maintained between the curb in front of the house (or if no curb then from the edge of the pavement) to the middle of the alley (or the back property line if there is no alley).
Entire property area, including area immediately adjacent to alley, must be clear of refuse, lumber, containers, bricks, discards or similar material that could be used as shelters by rats.
Weeds
or grass more than 12 inches high is a violation of the City Code.
Failure to do so may result in a court citation and/or a bill for the
City's mowing services.
Any shrubbery, tree or vegetation on corner lot or parkway that obstructs traffic visibility is considered hazardous and is subject to citation. Generally speaking, within 45 feet of street corner any parkway planting that grows higher than 2 1/2 feet can be dangerous to both vehicular and pedestrian traffic.
Property owners are required to remove dead trees and tree limbs from property.
Trees with unsound limbs extending over public right of way, even if tree is planted on private property, may be trimmed by city.
Garage Sales (Section 51A-4.217(b)(9))
The City of Dallas permits two garage sales each year per property. The sale may last no longer than three days and a person cannot sell merchandise acquired solely for resale purposes in the garage sale.
Garage sale signs may not be placed on property other than where the garage sale is occurring. No signs are permitted in the right-of-way or in the median. Signs placed other than on the property where the sale is occurring may be removed and/or ticketed.
Motor vehicles must be parked on improved surface, concrete, asphalt or 6 inches of gravel with border. It is a violation to park vehicle on lawn. Vehicles must be parked on driveway or street where permitted. Vehicles parked on street for more than 24 continuous hours are in violation of parking regulations.
Trucks more than 1 1/2 tons are prohibited from parking in residential districts. Boats and trailers must be parked in back driveway/garage or backyard. If there is no place large enough for them or no access, then boats may be parked in front driveway.
Non-motorized recreational vehicles (RV) more than 32 feet in length cannot be parked in residential neighborhoods. Self-propelled RVs are permitted in residential districts as long as they comply with regulations for parking on improved surfaces. Provision includes motor homes and dune buggies.
Both self-propelled and non-motorized recreational vehicles are not allowed to be used as living quarters or permitted to be hooked up to household utilities, except for electric recharge, while stored on residential property.
· Water Restrictions
Standing Water (Section 27-11(a)(4) and 19-30) / Mandatory Watering Guidelines (Section 49-21.1(b)(c))
The owner is responsible for providing drainage to prevent standing water, flooding on the property and/or mosquito breeding.
It is a violation of the City Code to water a lawn or landscape in a manner that wastes water or causes runoff including causing water to fall on sidewalks, driveways, or other areas not lawns or landscapes. You must maintain your irrigation system to prevent waste by repairing broken, missing, or misdirected sprinkler heads.
Watering is prohibited during any type of precipitation, as well as between April 1 through October 31 between the hours of 10:00 a.m. and 6:00 p.m. Hand watering and soaker hoses are allowed at any time. Rain and Freeze sensors are required on all automatic sprinkler systems.

1. These covenants are to run with the land and shall be binding on all parties and all persons claiming under them until:

January 1, 2010--Prestonwood #5
at which time said covenants shall be automatically extended for successive periods of ten (10) years unless a majority of the then owners of the lots shall, prior to the expiration of the original term or any extension thereof, agree in writing to change said covenants in whole or in part.
5. All lots within said Addition shall be used for residential purposes only and structures shall be limited to one single family residence which may not exceed one and one-half stories in height and a private garage for two (2) or more automobiles.
6. No lot or lots shown on said plat shall be resubdivided into building sites having an area of less than 7,500 square feet.
9. The total habitable floor area of the main structure on each lot
shall have the following square footage restrictions which are exclusive of porches, garages and other out-buildings:
One-story structures shall have a minimum of 1800 square feet.
One and one-half story structures shall have a minimum of 1600 square feet ground floor area.
10. The exterior walls of each building constructed or placed in said Addition shall be at least seventy percent (70%) brick, brick veneer, stone or stone veneer. Roofing materials are specifically subject to approval.
11. All residences or dwellings erected or placed on any lot in said Addition shall face the road or street the lot faces as shown on the recorded plat or as prescribed in deed from the undersigned conveying the same, and any portion of such dwelling or residence shall not be nearer to the road or street property line of said lot than as designated on the recorded plat, and no structure of any kind (dwelling or out-building) shall be nearer to any inside line of any lot than ten (10) feet or ten percent (10%) of the average width of the lot at the building line, whichever is smaller.
12. Entrances to the garage erected on any lot in said Addition shall not face a street.
13. No temporary structure of any kind shall be erected or placed on any lot in said Addition and in no instance shall more than one dwelling or residence be erected or placed on any one lot as the same is shown on the recorded plat. No trailer, basement, tent, shack or garage erected or placed on one lot shall at any time be used as a residence temporarily or permanently, nor shall any structure of a temporary character be used as a residence.
14. No fence or wall shall be permitted to extend nearer to any street than the front line of any dwelling or residence and shall not be more than six feet (in Prestonwood Nos. 2 and 3) or eight feet (in Prestonwood Nos. 4 and 5) in height at any point. No chain link fences or other wire type fences shall be erected on any lot (Prestonwood Nos. 4 and 5).
16. No noxious or offensive trade or activity shall be carried on upon any lot, nor shall anything be done thereon which may be or become an annoyance or a nuisance to the neighborhood or any of the owners thereof or those claiming under them, whether heirs or vendees.
17. No animals, livestock, poultry or birds of any kind shall be raised, bred, or kept on any lot, except that dogs, cats or other household pets may be kept in reasonable numbers, provided that they are not kept, bred, or maintained for any commercial purpose. Horses, ponies, goats, sheep, hogs, monkeys, fowls and cows shall not be deemed as household pets and are not permitted.
19. Trash receptacles, for the purpose of housing garbage containers, shall be constructed on all lots in said Addition. Said receptacles...shall be constructed of brick, brick veneer, stone, or stone veneer, and enclosed on three sides.
20. No radio or television or other type of antennae or supporting structure may rise more than ten (10) feet above the highest point of the roof of any building.
21. No trailers, boats, boat trailers, mobile homes or trucks may be parked temporarily or permanently on any lot where they can be seen from the front street (Prestonwood Nos. 3, 4 and 5).
There are additional restrictions not mentioned above. Plat maps and complete copies of all deed restrictions and covenants may be obtained from the PEHA Vice President of Zoning.
You can bring chemical products for home use such as paint and home repair products, lawn and garden chemicals, aerosol sprays, pool chemicals, craft and hobby supplies, cleaners and polishes, batteries of all kinds, automotive fluids and oil filters, and fluorescent light tubes. Do not bring business or commercial waste, containers larger than 5 gallons, explosives or ammunition, shock sensitive materials, smoke detectors or other radioactive materials, medical waste, common trash or recyclables, construction debris, or electronics and appliances.

The City of Dallas offers recycling services. By participating, you conserve valuable landfill space, trees, energy and water. You help preserve the environment now and for future generations.
To purchase recycle bins, contact 3-1-1 or Sanitation Services at 214-670-3555. You may obtain blue recycling bags from your local recreation center or at local stores if you prefer. Simply rinse program-approved cans and bottles, then place them in the blue bag. Program-approved items are plastics with the triple recycling arrows unless they contain hazardous waste; clear or colored glass food and drink containers; aluminum, tin / bimetal cans. Rinsed styrofoam food take-out containers have recently been added.
This program also accepts newspapers with all inserts, magazines, catalogues, paperback books, phone books; cardboard (food & detergent boxes, paper egg cartons, 12-pack drink cartons, folded corrugated cardboard, cereal boxes).
DO NOT recycle the following items: any plastic bags, plastic hangers; aluminum foil and pie plates; hard back books; ceramics, light bulbs, mirrors, Pyrex, and window glass; rubber bands and plastic wrappings; waxed cardboard, linings from cereal boxes and pizza boxes; toys and batteries; chemical containers.
Place the blue container next to your trash container by 7 AM on collection day. Place bagged recyclables next to your trash container by 7 AM on collection day. If it is raining, save the bagged paper recycled goods until the next dry pickup day. The PEHA collection day for recycled goods is every Tuesday.

Regular garbage collection is provided once weekly on Tuesday as scheduled by Department of Sanitation Services.
Know the Rules!
· You can place bulk trash on your front curb 7am on the Thursday before our collection week through 7am Monday of our collection week
· Only place large limbs, shrubbery, bagged leaves, (in sealed 50-gallon or smaller bags), furniture, appliances, mattresses and box springs. Separate your yard waste from other trash.
· Do not place grass clippings and new construction or remodeling debris out for collection. “Cost Plus” service is available to retrieve construction or remodeling materials or if you missed the bulk trash pick up. Call 3-1-1 for a free Cost Plus estimate.
· Bricks, concrete, rocks, and dirt are not available for bulk trash or Cost Plus pick up. These items may be taken to the City landfill for disposal.
Know the Consequences!
· It is a Dallas City Code violation to place your bulk trash out before or after our collection week
· Violations will result in a $250 citation
· Dallas Code Enforcement does not issue warning tickets for bulk trash violations
